The Villas at Monarch Meadows is a townhome community located in Riverton, UT.  Please use our website to find contact information for the management company, copies of our CC&R's and Rules and Regulations, information about the volunteer homeowners serving on the board, and more.  

The Villas as Monarch Meadows only includes the units on the following roads:

Pipevine, Anise, Danaus Way, Victorine, 4805 W, Atala Way, Skipperling Lane, Skipperling Court, Mimosa, Mimosa Circle, and Leaf Wing Lane. The units north of Lacey Way, or West of 5000 W are not part of the Villas at Monarch Meadows HOA.

November 2024 - The HOA board would like to welcome Ryan Smith (HOA Secretary) to the board.  We are grateful for Ryan's willingness to share his time, experience, and skill with our community.

NOTICETOWING NOTICE - OVERNIGHT PARKING IN VISITOR PARKING IS ONLY ALLOWED WITH VALID PARKING PERMIT.  Only visitors can use a permit.  Owners must park in their garage or driveway.  Permit parking is for temporary visitors only.  Vehicles without an approved parking permit displayed from the mirror will be towed after 2am if parked on the street, or in visitor/guest parking.  TO OBTAIN A PERMIT, CONTACT EVOLUTION IN ADVANCE AT 801-708-0525, OR BY EMAIL AT SERVICE@EVOLUTIONHOA.COM (Minimum of 48 hours advance notice is required) Maximum of 2 visitor vehicles at a time.

NOTICE: Clubhouse parking is provided to accommodate those using the clubhouse facilities.  These spaces are to be utilized for clubhouse parking only from 6:00 am until Midnight.  Other guest parking spaces in the community are for guests only.  Residents are required to park personal vehicles inside their garage or on their driveway.  If vehicles belonging to residents are parked anywhere else within the community, they may be towed at the owner's expense.  Vehicles parked on the street between 2:00 am and 5:00 am will be towed at the owner's expense.

NOTICE: THE HOA INSURANCE DEDUCTIBLE INCREASED TO $25,000 AS OF FEBRUARY 1, 2024.  NOTICE HAS BEEN SENT TO ALL OWNERS AND HAS BEEN POSTED UNDER DOCUMENTS IN THE HOA PORTAL - portal.evolutionhoa.com

Reminder:  Garbage cans must be stored out of sight, and must be returned to the garage the evening of garbage collection day.  Fines for violations start at $50 and increase up to $150 per violation.

Reminder:  If you would like to reserve the meeting space in the clubhouse, please contact Evolution Community Management by email at service@evolutionhoa.com, or call (801-708-0525) to verify availability.  Please also complete the reservation form and return to Evolution Community Management.  A deposit of $100 is required to reserve the clubhouse; the deposit is fully refundable and necessary to cover any cleaning expenses.  There is a fee of $25 to use the clubhouse for 4 hours or $40 for 6 hours.  On major Holidays the time frame allowed is 3 hours to allow more residents to utilize the clubhouse.

POOL - The pool permit allows the pool to be open from Memorial Day weekend to Labor Day weekend.  The pool should be open the Saturday prior to Memorial Day depending on weather.   (The Pool cannot be reserved for individual use).

Water Main Breaks - Breaks from the valve into the unit are the homeowners responsibility.  Southwick Plumbing has diagnosed several of these issues in the community and can quickly diagnose the issue and the responsible party.  Southwick Plumbing can be reached at 801-465-8555.  You are permitted to choose your own vendor to repair breaks that are your responsibility, but it may be worthwhile to obtain recommendations and a bid from Southwick plumbing.

HOA Board meeting are held on the 3rd Tuesday of each month at 7pm at the clubhouse. If you have issues that need attention between meetings, please email service@evolutionhoa.com.

SNOW REMOVAL - The association's snow vendor will come after 2" of snow has collected.  The vendor will also shovel the walkways and driveways and apply ice melt as appropriate.  Salt will be applied to roadways.  Keep in mind, that without direct sunlight, icemelt and salt is not as effective when temperatures are below 32 degrees.  Keep in mind that on heavy snow days, vendors can be delayed in getting to the property.
